he now always send Eastern letters by the Northern Mail and that there will not hereafter be so apt to be miscarried. Last Spring I rec'd a letter from Stewart, which I also answered immediately, whether he rec'd it or not I cannot say as I got no reply from him. I hope hereafter that no mistakes of a similar character will occur. I assure you that I will answer every communication from you within twenty four hours after receiving it, and at no time within the last two years have I neglected doing so - so much for excuses & explanation. The satisfaction price of Mortage held by you on lot No. 149 in Fort Madison was entered on record & the Mortage cancelled but the debt as against me remains as before. It is still due and unpaid. The satisfaction price was not rec'd by me as soon as expected it but I get along without much difficulty. The exchange I made was a very good bargain, I have for the lot a very good brick dwelling house & an acre & a half of land which I hold myself ready to make a deed of to you at any time you require and so I wrote to you last fall & again in the spring, the house does not stand where it is convenient for me to live in it & I have hitherto rented it. I have thought that I should be enabled to sell or exchange it for other property I therefore took the deed in my own name to enable me to do it with greater facility. My health at present is very good, I was sick for a short time in September but not confined to the house but a few days, otherwise I have enjoyed excellent health since my return from the East, instead of
